good deals don't last long here, like hours at best. unless you find that hidden gem that no one thought about but that usually requires a larger reno budget.If you don't mind, help me out and lets see what the actual numbers are on that house.Repair costs:Mortgage payment:HOA Fees:Maintenance Fees:Water:Elec:Cable/internet:sewer/gas/trash/other small expenses:Cap Ex:Vacancy rate:Turnover expenses:Property Taxes:Insurance:Other Expenses:Gross income from rent:Yearly expected appreciation:If you don't know some of these, feel free to search the forums and find the answers you are looking for, you'll end up stumbling upon some good reads and if you have questions after reading the articles feel free to ask.

I have a side outpatient practice and am currently in the process of setting up the business entity properly, and I am always happy to talk about food/nutrition/health topics if anyone wants to shoot me any questions or comments.After I stumbled onto Bigger Pockets a little over a month ago I've been inhaling the podcasts (almost 100 working backwards), blog posts, and have made it through a couple of real estate books by now and have started analyzing deals in the area to get practice, scheduled my first REIA meetup for this week, and have just started reaching out to people looking for CPA's and Attorneys to get more info and advice on really getting into this.

Then I stumbled onto Rich Dad Poor Dad and learned that financial independence and how I viewed money was the other side of the coin my parents didn't tell me (or really know about).So I started to think how I could solve the "riddle" of financial independence.
