The best practices rise to the top, and the others settle with the other residue.Investors are competing/collaborating for deals as software companies are competing/collaborating for mindshare, money, server footprints, and desktop RE (I couldn't resist that one :).

If i do it, i have to do many enhancements to my house and front yard.Being my house built in 1951 where there is no city permits available, it build by county standards. hence there is no Walk path between the Road and my property line.

Real estate IMO should enhance your quality of life, if you have a life there.. why leave??  

Every dollar not spent on something we can do ourselves is a dollar that can be put towards the program instead.That certainly doesn't preclude collaborating with other professionals (or I wouldn't be here!)

Even in this short time it seems like this is a great place to collaborate with others. 

Many investors ignore the value of money to artificially enhance cash flow.
