Find an architect/engineer that can do what is being asked!

That one was built in 2018 from a design I made with the assistance of the same architect who built my first one. 

My fiancé is a licensed architect so he's not afraid of an "ugly" property.

Design-build is where the contractor and architect are hired at the same time and work collaboratively through the design with you, and negotiated contact is where you hire the architect to design the project and then negotiate and value manage the construction cost.

., my partner is an architect, so hope it will not get too loosey goosey. :-)

Any licensed Architect's for residential work in KC here on BP?

By profession  I am a licensed & registered NY State Architect.

The problem is that you might need to file permits and that in turn will trigger the architect drawings.

Then you'll want to think about hiring an architect and expeditor/land use consultant to kick-off the lengthy entitlement process, and of course how you'll finance the entire project.What is the lot you acquired improved with?  

Hire an Architect to provide preliminary study plans.
