In the specific area you inquired about, I haven't heard of much positive development besides the KC Police Crime Lab and the KCMO Police East Patrol on 27th St, which some might argue hasn't really been that positive; these were recently built (completed in May 2018) between Brooklyn Ave on the West and Prospect Ave to the East.The amount of crime in inner-city KCMO and the poor performance & quality of the schools here are two big factors that come into play when you talk of development in that area.

Because we were doing such a high volume of rentals ( and not making any friends) someone reported us and we got busted and like a drug deal our homes go raided by special "air bnb police" with guns.

(Which I believe you mean when you say tiny house).You can't steer certain buyers to your neighborhood and steer others away, the Federal government won't allow it.Because of the low price point and the (lack of desirability for most mainstream buyers to live in them) I think they will soon turn into very low cost dangerous slums (like some standard trailer parks are) with endless Police problems.Just my 2 cents.
