This makes buying the property more predictable and less risk as you'll have less "wild cards," to work with.I would first examine your subject property to see if the numbers pencil out to make sure it meets your goals and then once you've done your homework on that then work on getting yourself fully pre-approved for financing (unless you're buying cash).Let me know if that helps.

Such a clause is a sort of 'wild card' clause which addresses real property and certain other asset classes that were inadvertintly omitted or not identified in the Will and therefore missed during probate.Whiles there's no assurance that this clause is application in your state nor included in the Final Order, it is a place to start.So, I would pull a certified copy if the Order and review.

Lastly, in my area, the owner has to sign the repair contract so that the contractor(s) can give that to the municipality to pull permits; is this guy pulling permits, or just a wild west type?

There are a lot of real estate brokers involved with the state legislature, and wholesaling is somewhat frowned upon by many brokers so I believe that strategy is going to get squeezed at the state level at some point in the near future - but as of right now it's still kind of wild-wild-west with lots of grey area.The title co you work with doesn't really make any huge difference.
