First, for transparency I'm a long term contributor to the Allen Matkins/UCLA annual developer survey.

If the property is not separately surveyed and deeded as a lot you may have trouble borrowing money to make improvements, especially since the home is considered "mobile" and could be evicted. 20 miles outside of town doesn't sound like an opportune short-term rental location.

You may get a survey from the county asking you what you paid for the property   Don't fill it out or tell them as they will use that against you.  

Survey them and get their contact information.

I did have to buy a survey though.

That provides enough time for financing, surveys,  environmental, inspections, etc.

After hearing about this potential issue I had a survey ordered, as I would not have proceeded with the purchase if my house was encroaching on another property. 

Also, someone who can go appear at appraisals and surveys on your behalf.
