If the property is not separately surveyed and deeded as a lot you may have trouble borrowing money to make improvements, especially since the home is considered "mobile" and could be evicted. 20 miles outside of town doesn't sound like an opportune short-term rental location.

You may get a survey from the county asking you what you paid for the property   Don't fill it out or tell them as they will use that against you.
