This gives me 7560 Sqft of buildable land from what I understand (70%).After talking to alderman's and some other developers it sounds like I can fit a 2 story 8 unit on the property, the area is class A/BI understand cap rates and how the value is calculated, I have an idea of soft costs, but I am lost when it comes to estimated what the cost of the build will be.

No, each property is different and rates very a lot due to zip code, age, construction type, brush zone, etc.

Frankly I’m to soft, I live in close proximity, I’m a little bit conflicted about what I’m doing so I’m susceptible to being guilted or even bullied.

Registration or other permit requirements, if they exist, are normally specific to each local & no broad brush requirement can be applied other than hotel taxes.
