As @Lee Smith points out, the vast majority of these deals fail because the buyer can't qualify for a loan or simply changes their mind.If you insist on trying it, hire a REALTOR that is experienced and can show you how to protect yourself.

Wholesaler A & B split $10000, Wholesaler C gets $1000, and everybody is happy,...or not.Problems arise with this arrangement, such as: trying to schedule property viewings through all parties involved can be tedious; everybody using different contracts; investor friendly title companies not wanting to do a daisy chain; buyer insists on using their title company and their title company won't do the deal; title company explaining all the contracts to the seller at the closing table and the seller backs out because they don't understand what's going on & feel like they are being ripped off; etc, etc.People do it, but I no longer do it.I either agree to a JV with the original wholesaler or I just pass on the deal.

REI is a profession that takes work.I also appreciate that you highlight the different kinds of buyers and the concept that while this house may not be good if you are Type A person, it may be great if you are Type B--too often it seems like people have their niche and insist it's the only right answer.

When I first began working with my current buyer's agent, we went through a training process of about 4 months before he (1) understood what I was looking for (2) believed I was not interested in other type properties and (3) believed the type deals I insisted on were attainable.

It sounds like it would be better to just for a partnership per deal in order to make my money more secure.As for the 50/50 split, I would almost insist on that, as I am putting more risk into the deal.
