Assuming you are buying this as an investment property, and not an owner occupied rental, you will be hard pressed to find a traditional lender that will require less than 25% down if it is non owner occupied (if you do, let me know).

If the amortization or low downpayment is what is driving you towards the SBA loan, if your downpayment is under 20% it may be the only loan option, then you would be pressed to find a similar loan.
