That is more difficult to attain.If you assume a 20% rent annual increase you imply all tenants will not stay, then you should use 100% vacancy after first year.

Rewey  I have nothing against mom and pop seller carry back.. my only point is that all the HOW TO TRAINERS kind of pitch the same thing.. and folks I know in that end have been struggling for a bit now with deal flow.. you can always find them.but as one who takes back seller carry backs.. over the years I usually get 10 plus direct mails per one if not more.. so to me its kind of hit and miss.. for sure some will jumpAnd I think I mentioned now.. even on our commercial notes there is a few NY companies that blow up my phone every week wanting to buy our notes.. so I know its competitive just based on me being a little guy doing a 500 to a million a month in notes.
