.- Issues effecting resale value: double yellow lines, numbered state roads, proximity to train tracks, highways, airports, gun clubs with outdoor ranges, flood zones, school zones, business / industrial noise or odor issues, high crime area, crappy neighbors (barking dogs left outside, trash in the yard, house in disrepair) close to a hospital, police or fire station (sirens all night).So what we're looking for is properties where the numbers make sense, with no issues that will slow down the sale when the rehab is completed.

Other factors I look at for my buyer clients include flood zones, double yellow lines - especially numbered state roads, airstrips, shooting ranges, landfills, wastewater treatment plants, school zones, train tracks, industrial noise sources, neighboring businesses and cemeteries.

The definition of "normal wear and tear" seems to expand exponentially...Noise increases (which may affect the neighbors) and the amount of trash generated (that might not make it to the dumpster) increases as well.

Cure or Quit usually involves some sort of lease breech (be it: noise, rule breaking, not being clean, etc.) and the tenant is given a certain amount of time to do those things (varying by state) and the last one is basically saying, "GET OUT!"
