i have gratefully accepted the positive advice & info Derek W. but it angers me to no end that im being labled as a druggie who stole a home like a common theif.

@Aaron Mazzrillo As someone that grew up in Riverside County (Hemet) I am grateful for the time I spent in Southern California, yeah it is hot in the summer but like you I love it.

Im very grateful for this rental property niche, as I know investors who have way more properties that have the exact same cash flow as we do.

I learned so much on that deal so I was grateful to be apart of it :)

But I want to be able to live without that job (grateful as I am to have it), and I want to be able to live in such a way that emergencies like that aren't a financial burden.

., but was grateful for this experience because it allowed me to create a manual since there was none, then I got to travel to Los Angeles, Chicago and White Plains, NY implementing them to these new hubs. 2005 after minimal studying, I decided to wing the real estate exam and passed, but waited till 2008, at the worst of our industry, to finally get into real estate.

Recently an investor came into our lives that is willing to fund all of the expenses on a flip(I know, I'm very grateful for the opportunity). 

Overall, I recognize the great benefit I would get from the sale, and I am very grateful to my parents for their providence and generosity.
