Personally, I think that Indianapolis and Kansas City offer the best combination of good cash flow with strong economic and demographic trends.

Also appreciate your input on the Philadelphia market,  have not made myself familiar with the market but just skimmed through prices, rents, and demographics and it just seems more of a better market for rentals than New Jersey. 

I believe Italy hasn't completely recovered from the 2008 Global Financial Crisis due to a combination of weak banking system, political instability, weak demographics and taxation issues.

There is no hard and fast rule, it’s based on locale and demographics more than anything.

Most of the multifamily units for  such demographic are more West.
