We replaced the AC unit, updated the kitchen with new counter tops, hardware, and backsplash, and are currently having the siding and a few windows replaced.

We are getting our rentals painted inside and out, with drywall repair, all new flooring, cabinets painted w/ hardware updates, new countertops, bathrooms updated, new toilets and appliances, brand new double hung windows, and everything deep cleaned top to bottom for around $10 per sq ft.

The previous sale of this property for $230k has no sale conditions, so not short sale, not foreclosure, it was open market and they did less than $15k worth of work replacing the cabinets, countertop, bathroom vanity, and paint.

Just needs new interior paint, I was going to replace the countertop because the cabinets look in great shape, new appliances, rip up the ugly carpet and tear off the ugly wall paper, and just a few patches in the dry wall.

Beautiful but not durable finishes, like hardwood floors, marble countertops, tile with grout that needs to be sealed, and CARPET are not appropriate for rental housing.
