I made him talk to the Realtors directly and I was amazed by how many spoke to him as if he was an adult investor and not a 12 year old.  

I did hear that a 10mm or .50 would be the minimum for an adult bear, and a shotgun for a moose works well.

I put in every ad "all adults must be able to pass a background check and have no prior evictions" - gets rid of ones I don't need to waste time checking.

There is a very good chance the house is operating in excess of the maximum occupancy permitted {here it is 4 unrelated adults} and outside the zoning for the neighbourhood.
