Hello BP Family,Would you all recommend establishing a LLC before wholesaling or is this something that can be later on once you actually have a few deals in the bag.  

They have such a slime bag way of selling that it detracts whether or not the program could be useful.

It's more labor intensive than anything else.I bought a house that REEKED of dog urine in every room , and also had  trash bags from floor to ceiling and hundresd of fly traps totally covered  with flies. 

Unfortunately, a lot of the GCs where am are really just quote machines with a nice white truck and good communication skills and can't problem solve their way out of paper bag.

Ive been hearing that marketing works from some fellow investors and there is a lot of information about marketing, but i also read its a mixed bag depending on the area that your in.

I recommend not spending ones time trying to change people.There are lots of real estate strategies that do not involve living with the residents...not my cup of tea either.  

:wink:) Now, the second time in my life that I use a property manager, I get a dirt-bag tenant.However, I'm still interested in buying more rental properties, but my wife has really soured on the idea, so it's probably going to take some time before she's comfortable again.

-Read rich dad poor dad to get a good investing mindset-Read the abcs of real estate investing and the advance guide to real estate investing by Ken McElroy to further add some tools and concepts to your tool bag-I just got a credit card to build my credit, just something to think about-Being frugal and saving as much money as possible to invest (again just what I recommend there are different ways into real estate)- Lastly just surround yourself with like minded people and network with people who are where you want to be and see what you can do to help them so they will want to help you in return.Long post but hopefully this helps, anyone feel free to fill in any gaps or add on being this was a pretty general overview!
