The only other aspect of real estate I'm involved in is land surveying and CE with our company, mainly for subdivision developments and legal boundary disputes.I'll definitely fill out some more information on the profile side!

I guess the email I sent to the loan officer and manager about how mad I was at the process disqualified me from the survey.

On this foreclosure listing, the bank has clearly stated that it won't allow "surveys, inspections, as-is" blah blah; My question is for the bank to accept, do I have to make an offer with no contingencies or due dilligence?

Sold as is. buyer to take on city repairs & put up escrow if required. no disclosures, no survey or termite provided. present detailed pre-qualify or proof of funds with offer. em certified funds only( what do that mean?).

the maps old and new can be found thru the fema.gov website. and if you own the property already if it is in new flood plain you can contest it. but that may require you have an elevation survey done.

The former are usually narrow strips anywhere from a few inches to a few feet wide that were left over because of an error in a legal description, a survey or platting error, or a mismeasurement by the Assessor's office.

18 = 11k lot raw... not sure cost there but say for round numbers civil and survey record plat 4k ... that 15k we pay 30 to 50k per lot to do all W P S U Storm Pavement... so 45 to 65k all in ... then back into home prices I have no clue as to what you sell for or build for but that's easy math.. and maybe you can do the whole underground portion for 15k a lot..

@Will R.ATS doesn't have surveyors, I use my survey company for that.
