At least if you demo and propose new construction with multiple tiny units, you are supposedly proving to the zoning and permitting boards that it won't "ruin" the neighborhood character.  

The tenant's credit profile or eligibility to rent is already ruined anyway, so he/she is unlikely to bother paying you volunarily. 

Constant turnover cost could ruin the profits.

I have had maybe two outfits that are considered "nice", and they both got ruined from joint compound, paint, and caulk.

Those "extra" items need to be covered, but there are plenty of better ways to do this...that actually work, and won't ruin good deals in the process.

You risk ruining your reputation as a wholesaler/investor before you even have a reputation.
