And of course, some assets will age into value-add territory, but the focus is owning core assets. totally agree about what drives the volatility, my only point was that taking the macro view that REITs are more volatile ignores the truth of the matter that most of that is systematic risk and that they still exists for non reit players, but we don't see them in as sharp of contrast every day.

Not many are building new in this climate and the cash equity players want to large of a share to inject capital.The other thing is there are so many fractured projects you can buy from banks and re-purpose for a fraction of replacement costs.Material costs are stable but labor is cheap right now for construction.In my area usually they just set up an LLC for the project with a JV equity agreement.

Gulley,I was responding to a post about Medical Centers by Joe Fairless,since many medical centers do sale lease backs of their buildings to large publicly traded REIT's, Medical Properties Trust being the big player in the industry.So that would leave an investor with 200K looking at much smaller (non-medical center) type properties in the medical world to invest in.As for this - "Where did this stuff come from?
