Who can afford to pay those high rents especially that many people are leaving , but houses aren't, so vacancy rates are increasing.There is a lot to consider and I'm trying to get a feel of the place before I go there to see it for myself.What do you think about Western NY property markets ( Syracuse, Rochester, Buffalo) as these are also heavily marketed to overseas investors?.

Hi Al ,  My efforts are directed mostly in Western Wayne county and Downriver but I also do some Detroit, Harper Woods and Eastpointe.

Most spots in Oakland County, western Wayne County, Washtenaw County, and up around Brighton and Howel are growing.On the west side of the state, Kent County and south are strong and will be stronger as Chicago grows.  

I have an appointment coming up with New Western (wholesaler).  

I went to school at Western up in Bellingham and have always been astonished by the low cap rates up there.
