This is a common tactic used for the benefit of all of them.

These are pretty all still great ideas when putting in offers on Freddie or ANY other REO properties.I personally disagree with #8 -- I don't think you need to put in your best offer off the bat -- but I know that some other very successful investors like this tactic.

Footnote: I've seen several gurus utilize this tactic here on BiggerPockets, and all have turned around some of the negative criticisms about them.

To put every individual property in it's own LLC makes it EASIER to have them all attached in a law suite case, because it looks like an avoidance tactic (which it is) and hence a judge can "pierce the vail" and attach them all into one whole.

There is HOA for neighborhood near me (not condos) but condos seem to be more interested in such tactics...now wanting to ban Section 8 rentals and have all current owners, evict Section 8 tenants within 30 days or face $300/monthly fine.   

I would relish the opportunity to add exorcisms to my list of value-add tactics.

This is a marketing tactic that we do all the time and its amazing.

The credit card tactic is good.

However, you could use wholesaling marketing tactics to find a great deal on property that works for all of this.

The safety factor is just a scare tactic to get people on board with requiring the inspections.
