A good mentor coach should have a good working knowledge of all aspects of residential RE, otherwise I guarantee you that what they attempt to teach is how to fit a square peg in a round hole, forcing their tactics upon a seller/buyer and property.

:)Thanks John,A good way to start is to be patient and not fall for any pressure tactics or sake gimmicks.I a turn key operator is not willing to work with you for at least 6 months to a year before you make a purchase I suggest you move on and not do business with them.I have heard to many horror stories with investors jumping in too quickly.Thanks.

This is nothing different here, as I stated, buyer beware and know that it could be just a tactic or it could be the truth.As for holding a offer in hopes to get more, I don't think they actually holdthe offer, I believe they submit it to the bank (unless direvted by the lender to do otherwise - which does happen) and then have a hlding period in hopes of getting more offers so that they can pull the standard "highest and best" counter to all offers.In a perfect world, all agents, all sellers and all buyers would tell the truth, answer and return phone calls, and provide all the real and necessary information.
