Could be drug abuse as well.

I'm stuck right now with some drug dealers with 6 months on their lease, if they were m2m I could just 30 day them with no reason at all, preferable to me AND them if they're smart.

I just bought a group of duplexes with a drug dealer that has until end of July :( I'm hoping to get them out but it's soooooo much easier with a m2m lease.

The last thing you want is for the police to conduct a drug bust.

Who knows what flavor of drug or alcohol he was using lol. 

Our tenant had others living in the house (not on the lease), she ran a neighborhood laundry service out of the basement, she got a pit bull, and the neighbors complained she was selling drugs.

It is way easier to manage B & C properties where I haven't had any overdose deaths, or drug dealers, or the residents of the local "D" area tent city rummaging through our dumpster (and before that steal our rolling cans) leaving all the trash on the ground, and we get a much more stable applicant pool.

I've read the bible, a lot, over the last 50 years, and I can't think of an instance where a Christian is supposed to feed someone's dishonesty, greed, drug addiction, drunkenness, gluttony or other excesses because we are "supposed to forgive those who owe you".

It’s a lot less hands off  Eh  dont agree with this statement   your only talking one aspect thats the tenant.. the other major issues with C and D class is  Theft and crime   baby daddys  drugs etc etc.

Sent contractors high on drugs, didn't fix things properly.
