I like that you can test several types of ads with a set budget but unless I am missing something Facebook has somewhat limited demographics options for specific target audiences for my goals.

If your located in the Chicago area, please recommend some groups and resources.My thought was to find out communities with the most married and elderly demographics and search for properties in the area to see if any recent divorces or deaths were filed.

I simply tell them to check out the area and its demographics from 2015 listed on loopnet, Google Earth the neighborhood, and talk to investors that are actually investing in that area that don't want anything from you at all. 

In your other recent post You're mad at retail buyers who are 'impossible to work with', the Bro post lashes out against inexperienced investors who 'ruin your market' (hence the 'they took'er jobs' meme) ..maybe you should focus on improving your own game instead of trying to find a demographic you can blame under the cover of giving satiric advise?

. - Pay attention to inventory/supply and time on market if you plan to flip properties- For multifamily, look for submarkets that are seeing rent growth and appeal to a strong renter demographic, strong schools, nightlife, low crime, etc.

Also, I feel like this role is better suited to a particular group of people who - in my humble opinion - don't fit the persona or maybe demographic as the typical investor I have personally met in the industry.

(You basically add a simple tracking code when setting up the Fbook ad, anytime someone clicks, it then stores there info so you can then run more campaigns targeting just the audience you built off of clicks to your ad) My targeting I mentioned was all Facebook ads, you can target many different behaviors and demographics

There are alot of tech companies setting up here too, which means a higher income demographic. 

To understand the reason that towns implement such ordinances, you have to see the movie "Animal House" - they don't want that college student frat house demographic (and most landlords don't want that either).

What types of income, demographic, etc data you guys have used successfully when targeting prospects?
