You may want to use your local GIS map for tax information which will typically give you current owner address (important for direct mail), bed and bath count, square footage, lot size, year built, last sale date, last sale amount, current year appraised value, etc.

(Most of the 4plexs in Elizabeth, that I looked at are mazes) meaning.. for example behind the door for unit 3 had a hallway with two doors.. one door had an entrance to a 2 bed 1 bath with a kitchen.

If wholesalers are going to "get into bed" with so many other wholesalers and/or real estate agents and the property gets tagged with 2, 3 or 4 levels of "fees" then why waste time with wholesalers as a viable source of "good deals"?

Make sure you use comparable comps one story with one story and similar characteristics bed, bath, same or close neighborhoods etc.
