Most likely the architect would have structural, electrical, and mechanical engineering included in his fee.

No way will the city give you a discount but if you can use the same or similar design on each lot there is savings there from the architect/engineer.

During the 5 year period, to minimize costs, I terminated its rental, sold my residence and moved into it. 1 1/2 years ago I finally selected an architect and had plans drawn up.

It took a couple of months for my architect to develop the plans.

Architects, engineers, surveyors, contractors, property managers, top producing Realtors, title clerks and settlement agents.Instead of going to these folks and asking a question that is a "can you help me with my problem" go to them with an attitude of interest in what they do, like, "what do I need to do to become familiar with what you do" "how can I be a (an) _____________.

I am an architect and naturally want to explore new construction/development.I own a vacant lot, and have a home designed and appraised.

I have a lawyer that has done many it's a process that includes the DOB, the Attorney General, your own attorney and an architect but if you can get it done the price psf is worth it.  

You should probably speak to an architect or designer about that.

Or consult with a local architect.
