My properties in Berwyn and Lyons would actually cost more to rebuild than they were to purchase.

The articles that are now emerging about the Cascadia Subduction Zone also note that these kinds of events are normally hundreds of years apart for this fault.I think if you have money at the time you will be able to purchase cheap wasteland to build on after insurance companies pay out current home owners but the cheap prices won't last through the initial rebuilding. 

A fire damaged property that needs total rebuild?

The property is essentially a tear down so I still need to run rehab/rebuild numbers to see if it even makes sense as an investment. 

Flipping without getting REI education typically leads to mistakes which can cost 10x or more what you would invest to get educated FIRST.My advice would be to focus on fund raising - and learning how to do it - while (re)building your personal credit and building business credit.
