once you made up your mind of long distance landlording, i would make a list of all the big brokerages in town, get a appointment all on the same day and meet with each one of them, feel them out, what they sell, what they do, what they are like, what they can get for you....in 2 days i can meet with all brokers in a small to mid size town...and walk away with good enough notes of what and where and whos good... 

If you cannot afford to hire an SEC attorney to do a property syndication, this may not be a good-enough deal.

On the other hand I bet there are 1000’s if not 10’s of thousands they wish they had bought but didn’t think he were “good enough” deals at that time. 

If you find a good enough deal buy it.

Thinking, if regular formula we use (0.75*ARV-Rehab costs) is good enough to deal with it, with higher risks/ unknowns involved... should I re-negotiate or back out???

I don't think little haiti or this property is quite good enough to STR yet, maybe in 3-5 years if the area gets hotter. 

If it's a good enough deal I'd offer to help with costs or anything up to a certain amount.

Whenever i get to it or whenever i have a good enough reasons(excuses excuses excuses 😁)to do all the hard, but easy if you love doing it.work it takes to make a realestate deal work.

People in the trade understand low season, even if you can meet the 1800 hours (out of 2000h) per year, that should be good enough.
