Personally I do my own mailers too, I may go with one of the direct mail specialists in future, but for now I am happy with my own methods.

The easiest thing to do is to clear the debris and get a foundation specialist out there to assess the structural situation.

This may be the best way in general, however you really should check with a cross border tax/legal specialist.  

I also believe in 2024 congress is requiring LLC's to register nationally so anonymity basically goes away anyways. if you are buying single family assets, an insurance policy can provide potentially better personal coverage than a LLC (as most people do not run a LLC properly anyways).Also talk to your tax specialist as well as some states may be more beneficial (even though LLC is pass through entity). 

I was involved in one sale (as the short sale specialist hired by the seller) where the title company did not catch the tax sale, so they had to pay it off afterwards.
