Look at your cost of ownership and how you envision maintaining and enhancing your property in the years to come.

I love to collaborate with those who have other super powers, like general contractors and proven guerrilla marketers. 

I handle short sales almost exclusively, but am able to advise/collaborate on commercial (retail, multi-family, or industrial) transactions as well.

It might surprise you to hear i've had very similar experiences with out of state properties.one was from a townhouse I bought needing electrical work done that all four owners of the building needed to collaborate on to complete.
