I switched from an FHA pre-approval to a conventional pre-approval and make no mistake, it was the only reason we were able to outbid/get chosen to purchase our first single-family home. 

Also getting practice analyzing properties in your chosen market is priceless experience as well.

It comes from having purpose and faith in your chosen path.

I guess you could say all of them could be the best investment depending on many variables, market conditions and effort, starting capital, paths chosen within each investment vehicle, but if i had a gun to my head and had to choose, i would say that real GUTS and perseverance and belief in ones self would trump a college education any day.

Its one thing to hit our goals but it brings another level of satisfaction to do so along the person you've chosen to spend your life with.

The main rule was that you ALREADY HAD TO HAVE CHOSEN AND MOVED INTO a place,  because they wouldn't risk you not getting one of the places shown.  

This year we included some goals/plans for our primary residence (turn basement into apartment, rebuild decks, design and build front porch), some personal goals (establish and maintain a healthy eating plan, go to the gym at least twice per week, read and discuss 6 books, one book is to be chosen by our partner), and business goals (find an accountant, analyze present loans and refinance if it makes sense, add 20 doors to our portfolio).

There’s a lot of hostility in this thread and from my POV, it’s because there’s a lot of judgment going on over what people have chosen to afford or cut back on.
