If a furnace was gone I knew to add $1000 or a hot water heater add $600 etc…so I just learned by doing and at the end of the year with no contractor going through the house I find I still averaged $3,000 for the type of work I was doing then.So – you just learn by experience.Today however there isn’t that much time generally – lots of investors buying and properties go quicker today then they did a few years ago – so you have to have a process and a system that works.Also – making sure you have padding for things going wrong is helpful…If you want them to turn on gas/electric/water I can guarantee you will lose 95% of your bids – that is a lot of work / time to get that on in most areas and banks will not mess around with it as it just adds to holding costs. ve a contractor that I trusted go through the home either with or without me and give me the real deal.I knew that there was a risk there would be a plumbing issue or an electrical issue

Hot Pads will give you a rent-ratio heat-map, which is going to similar to what you're talking about.Zillow has API's you can code against to extract data that you're interested and processes it yourself, if you're inclined to do-it-yourself.
