@Irving Moorehead I know this is probably after you made your offer but I bought an 8 unit in April where the rents were significantly under market and I just ripped off the band aid and sent the tenants a certified return receipt letter informing them of what their new rent amount was going to be.

If you are near hospitals and the room has its own bathroom, you might consider renting to traveling healthcare professionals.
