However, if you are dealing with the brokerage arm of one of the Big-5 - or any bank-owned brokerage ... which is most of them ... they are not really all that keen on you holding your own mortgage and will have their own restrictions on what they will "accommodate" as the custodian/servicer of the mortgage - this may very well bring you back to the 5-year term at no more than the benchmark rate.

I think it depends on where they are and what your target market is.Places for example like Orlando and trips to Disney could get hit hard by recession....fewer families will be able to drop $5000 on plane tickets, park tickets, accommodations, and food.3 day getaway place from a major city with lots of activities for kids or multi gen reunions.

Basically put yourself in their shoes, they were uncomfortable, would you have expected it to be warm, did you get them an alternative source for heat.. and try and accommodate the situation and keep them informed of work progress.I doubt a concession for this would break you and if the tenants complained about this they had every right.

., some states (if not all) will make you accommodate these individuals at THEIR expense, and then they are responsible for putting the rental unit back to the condition that it was when they rented it.

With that said, notify management in writing about the situation and that you are requesting accommodation (use that word), especially since they were closed last Easter.
