When I lived at Silverado CC in Napa Valley the resort relies on the private owner condo's as there over night accommodation's so folks buy those and they are run like a hotel.. and again its usually break even at best.. however  about every 5 years to stay in the hotel program they require you to completely update your condo.. new furniture beds etc etc.

But it was interesting because they were showing a guy with an insulated box trailer that he could heat the interior to 180 degrees.All the furniture goes inside and he heats it up to kill the bedbugs.I'm sure it beats throwing all your furniture out and replacing it.

The insurance company flat out told us they would not allow the tenant to move any of her items back into the house once rehab was complete, if she didn't have everything cleaned.I guess the insurance company figures that we're basically getting a new interior, so it doesn't make sense for smoke filled furniture to be moved back into the house.
