FWIW, I'm hosting a meetup on Wed. in Berkeley to compare the costs/benefits of renting vs. buying, and we'll look at factors like appreciation, property tax over time, and inflation.  

Like wedding season is April-October there is also house season.The projects people bought by end of year have been rehabbed and are going on the market.Buyer are like wait..I got this tax refund, let me buy a house.People who want to sell and buy but did't want to move in the cold are all out.Open houses are packed.New investors are out, it's warmish now they want a project.Lending deals are popping up everywhere and much more marketing money goes into lending ads.People start trying to wrap up estates that they didn't want to deal with when it was cold.Snow-bird Realtors have returned from wherever they go in the winter.It's going to get so much worse before it gets better :)So yes more competition but also more deals.

Just off the top of my head I can think of like 7 others from Manchester down to the Cape, so lots of opportunity to learn and meet people.Also since she opened the door I happen to be the speaker at the next New England REIA meeting on Wed 7/2 and will be talking about the place I flipped by the sewer plant.

I can tell you this though, 19 yr old me had a lot different view of what I wanted to do for a job then the me that actually saw what some of the workforce was like. 

Getting a good team together is common theme I'm seeing in my research haha. 

There are many articles devoted to this theme. 

Looking over your comments on other posts, they all have the same theme... get out or sell.
