It doesn't even meet half of that.You would need to analyze where in the cycle New Jersey is for SFR.Some places like California also had little to zero cash flow but some properties doubled to tripled in equity value after the bottom in 2009.If your area has low rents and also has peaked or had a big jump up in value then now may not be the time to own a rental there.

That is why long term triple net leased buildings are valued greater than, and sell at lower Cap Rates than say, a building where the owner is paying for utilities, responsible for maintenance, etc even if both buildings generate the same NOI.

Didn't really want to be a landlord again, but then the market crashed and I had a triple lot in a low-income neighborhood and homes there were selling for 10K, because that had been ground zero for mortgage fraud in the whole U.S.

Like John said, it depends on a ton of variables. i worked at the state, so it wasn't hard to match my income with cash flow 😂, but I am probably doubling or tripling that number now.
