Now I'm not saying that buyer doesn't exist- While I was doing one house last year the neighbors told me they didn't like granite, wanted all the old doors, trim and would only buy a restored home..

Add shutters, a nice color on shutters and door, maybe some large decorative home numbers, and maybe a pot or two of colorful flowers by the door that tenant can change out seasonally if they want to, trim existing shrubs and mulch any existing beds.  

We will add larger baseboard and paint the baseboard, balusters, window trim, and mantle semi gloss white. 

Then may some window trim or elements of interest.

Painting isn’t hard in essence but if you don’t use the correct rollers, prime correctly, trim correctly.

Mahogany wood trim matches the interior mahogany wainscoting and wood floors. 

Flooring/trim, paint, roof, yard is a disaster, sprinkler system, lighting, doors..

We wash woodwork and trim down. 

I still mow the grass trim the hedges, do minor repairs etc.

You can find framed mirrors at Walmart and Target as well as other discount home stores cheap.A lot of times I take the old flat mirror and get some fancy trim from Lowes and make a nice frame for it.
