Real estate market cycles generally last 5-7 years from phase I to IV, though these cycles can be stretched, more volatile or less volatile depending on numerous variables.In solid markets with strong population and job growth, you will have a long-term trend line that is up and to the right, like this...What I'm doing now:Only acquiring high quality assets that generate solid cash flow in markets that I believe are undervalued and undiscovered (emerging) that are also experiencing strong population and job growth.

That's where there will be upside as even the current rents would support a double in unit price where as Montrose is pretty stretched on what you can pay per door with current rents -- and all the new class A will cap what the class C garden apartments can getI'm sure in a few years, the properties to the east will go up but buying that stuff now isn't too impressive.

If your property is leveraged with 30 year, fixed rate debt, and we do have a long stretch of inflation, then such a cash flow negative property will turn into a cash flow positive property.

I have seem some parks for sale out of state; but that may be a stretch for me to manage even with a on-site manager since I am just starting out.I would like to supplement my income by $50K a year; but from what I have read in the forum of getting $100 per door, I would have to have 500 apartments rented.
