I have clients complain all of the time about $50-$200 in upgrading things to moder code compliance, but when you look back at these types of incidents, you realize that the money is well spent.

I've heard it from house hackers who move-out 2 years later to discover they have a high-end unit (the one they lived in) amongst their remaining moderate units. 

Maybe you'd have more luck getting moderate length leases if you search for business travelers. 

After listening to the podcasts, reading The Book on Rental Property Investing (and a few others =]) and lurking in the forums for a while, I started to get more serious about looking for properties in need of mild to moderate renovations in Pittsburgh (B properties in A neighborhoods).  

I am not familiar with your location but if it is between a moderate to hot market, it should be worth it.

Huntington has some incentives to purchase in low to moderate income areas.

They don't tolarate spam good though, so you would need a moderator besides myself to keep it legit.
