Man, working at an investment company during tax season is energy sapping.I'm really trying my best to stay on top of things but I know that I'm not quite at 100% right now. 8.5 hours at my day job of constant (and I mean constant) go go go with 5 people asking me questions, 5 more people instant messaging me questions all while trying to do my own work, no lunch break, etc is the main reason I want financial freedom.I did just complete something important that I've been putting off though.

In order to understand both sides of the investor brain I'll play devil's advocate here:Assuming that everyone wants fast sales wont' apply to someone renting, holding or purchasing for tax deferred gains with 1031's.Also, some prefer to focus on instant equity by negotiating a much higher volume of deals but making out with 40% instant equity when one closes.This capital can be freely applied to targeted purchasing (entry method) which, in turn, informs the exit strategy.At core, it's a personal decision based on the business plan of the individual executing the transaction.

I have been using constant contact for a few months.I am trying to integrate autoresponders into different landing pages I am creating (buyers, sellers, birddogs) however constant contact only offers1 instant autoresponder, and you can have 4 others but they have a delay of at least 1 day.Can anyone recommend a low cost autoresponder?

@Jacob L WhiteI believe that someone who you've described as an 'equity buyer' would be someone who is buying either for equity at the time of purchase (priced well below the FMV...so instant equity) or someone who is looking for a high appreciation potential (but doesn't necessarily cash flow).

As for the math, you're investing say 5% of your income for a 100% instant return (the match), plus whatever the market return is over time.
