As a multifamily investor myself in Baltimore, I can tell you that finding an agent who focuses on this niche isn't the competitive edge you're looking for. In fact, I had to do some hand-holding with my agents in the beginning before they got comfortable with the small multifamily space. 5 units and up involves commercial brokers, who, sometimes, are more integral to the success of your strategy.
Now, you may ask, so...thanks! What do I do now? You bombard yourself with knowledge by researching here in BP, reading multifamily related content such as books and online content, listening to multifamily podcasts [@JoeFairless & @MichaelBlank] and exploring your newly discovered skill of patience.
