@Gia LaForge Not to sound harsh, but you are asking us, a bunch of strangers, whether or not the communication with the agency you've have hired is appropriate or not?

I was introduced to real estate when I was a child and watched my mother quit her harsh factory job to become a real estate agent. 

I have had my share of what do I do situations.. 90% of the courthouse steps deals which are owner occ.. are all sorts of drama and trauma..

“Crappy” is a poor word choice and quite harsh now I think about it.

This type of drama isn't profitable.

. - Family drama - current tenant is a cousin who's stopped paying a steeply discounted rent and did not sign a lease when the co-owner (her dad) had her move in.

So just as an heads up, I'll more than likely ask of your expertise and I hope I'm not met with harsh rejection :)

I know that sounds harsh, but when you are dealing with young people, you have to remind them that they don't need cable, electricity, or even water if they don't have a roof over their head.
