Things like refrigerators, washing machines, clothes dryers, etc are considered amenities and you don't have to provide them.

I recently purchased one of these new high-end machines for an ungodly amount.

Otherwise you are not obligated to furnish a washing machine to her specifications.

Prices are low enough to make a cash flowing rental in the short term and an appreciation machine in the long term.

They have over 3,000 properties so their system is a well oiled machine.

I had one apartment that was so bad I had to replace the HVAC ductwork, the HVAC, the carpet, the ceiling tiles and repaint all the surfaces, plus put in an ozone machine for several days!

There will definitely be more to come as the cogs continue to roll on this machine, and I look forward to what comes next and all the lessons to come.

However, if you have a tenant that calls you and say the washing machine stopped working and the appliance repair technical clearly states the issue was cause by the tenant, then guess who is getting the bill?
