The OP is not talking federal inheritance tax (estate tax), he is talking about Pennsylvania's inheritance tax; PA does not exempt the first so many dollars like the federal tax does.

Pref of 7 or 8% then split cash flow 50/50 is customary in this type of thing.I am going to take a WAG and suspect this is a SFR or very small deal.. if this were a larger multi extra our OP would be a little more experienced and not asking these questions..

Account Closed like all things its highly regional.. the OP is in LA average home prices is north of 500k.you go to a Trustee sale ( no sherrif sales in CA) and its cash on the spot.. and there will be competition bringing oh 3 to 10 million per investor in cashiers checks that day... that's your competition.. its not like were you live were you put down a small deposit and have 30 days to close.. and you can walk from the deposit if you don't like it.. ( at least that's how it has worked for us on the other side of the state at sherrif sales I have personally bought).

Now if you didn't buy it cash (like the OP) you'd have to wait 6-12 months before you could use the NEW appraised value.
