Indianapolis - Buy & hold, single family, good neighborhoods

Hi,
I was hoping you can help me (:
I am a cash buyer looking for good neighborhoods in Indianapolis to search properties to fit my specifications:
- Buy and hold
- ARV under 100K
- At least 3 BD
- At least 1000 SqFt
Currently I found the next neighborhoods as a good candidates:
Eagledade, Irvington, Mapleton-Fall creek, Beech Grove, Windsor park, Greenwood, Garfield park, christian park, Cumberland.
If you could share your opinion on one or more of the neighborhoods I would be grateful.
