Matt -I disagree with you about there being a big difference between selling a property and selling an interest in a property; they are essentially the same thing, and in fact, from a legal standpoint, there may be no differentiation (though I'm not a judge, so that's just a guess on my part).As I understand it, having an equitable interest in a property gives you as much right to market and sell it as the person who has legal title.

Most business focus on one or two way to market which they need to have a variety different things at once so if one responds lower than others at time their business keeps going. pick a smaller list isntead of 10000 and and make sure you reach out to them once every 10 days at least for 4 time, plus get to know who your audience is and differentiate yourself from competition and offer some thing they don't do or you will always be judged based on your price, which is who is the cheapest...that means more work for you and less moneyMy mentor told me once, look around you and see what every one is doing and make sure you don't do that to have extraordinary result or else you will be like the rest, just normal results.When you bring value of some thing others dont do, you created wealth just by doing that. wealth comes from the knowledge that others dont have.

first offyou have to differentiate yourself from competition..marketing is not about pictures only rather a MESSAGE.do some things others dont do. find out what is bothering your audience..whats making them stay up at nights..what are they afraid of--every one is afraid of some thing..what are the 3 most obstacles they face?

Dave,You are competing with every other flipper-wholesaler in your market place for the same buyer.First you need to differentiate yourself from others, then you need to find better buyers.When margins are getting squeezed there is not as much room for wholesalers, watch this as the market evolves.
