@Sheila Campbell I assure you two things. 1.

However, I assure you they do exist, even in the Atlanta MSA.

I assure you I have done more than 50 wholesale deals and most of them were listed properties on the MLS.

I spoke with the local management company today (who are so proud they have "partnered with" VACASA) and she assured me that they intended to keep the local attention to detail that they (the local PM biz) are known for. 

I spoke with several agents while going back to USAA if GCs and workers were covered on their Rental Property Insurance During Rehab and Remodeling and they assured me that it covers contractors on site while they are working on the home.It is a vacant property so I don't have to worry about tenants luckily.

For example if you buy a tax lien on a property that has a mortgage, you can pretty much rest assured the lender will pay off that lien as long as the house is still standing and its not a toxic site as the lender will not let a house go for pennies on the dollar and lose their investment. 

Then take that times a factor of 70, 75 or 80% and subtract your rehab costs to determine what you can pay for the property and assure yourself a good profit.  

(I know the owner and we're already discussing a sale.)Since I won't see a dime of profit until these deals work through, resulting in a proportionate profit distribution to all Members, based upon percentage of ownership, you can be assured that is my personal motivation is high.

I want assurance, we won't experience any surprises because of some small print somewhere. 

The little bit of electricity that the Studio tenant is paying for but that is used by the tenants in the house can be inexpensively handled many ways (see below) -but rest assured that none of them will appeal to a problem tenant.
