Shouldn't the inspection be more focused on foundation, roof integrity, dry rot, plumbing, electrical, HVAC, etc.?

I've never used it but Google Sketch is a free 3D modeling software and it integrates with Google Maps.

I'm an integrity driven person and those that aren't so honest, see my trusting nature coming a mile away,  so I want to be on my toes to avoid those pitfalls, while being fair in my success with others! 

My concerns are two fold.1-inaccurate assessment of cost of improvements therefore going over budget.2- getting taken by contractor or GC with change orders etc.If I were able to overcome these two limiting beliefs/fears I just might be dangerous;)Thanks in advance for your comments.AshleyAshley,Yes - since I've been doing this awhile...we are our own contractor as we GC our own project.Being vertically integrated - meaning we have our in-house construction and renovation company (in addition to having our own PM company) has been such a big competitive advantage.

But it is a side business that is easily integrated in your overall real estate businesses and it gets you connected with other real estate investors or real estate investing coaches that are at your same level and it is an aspect of real estate that is enjoyable to you so you do it.
