It doesn’t matter the gift, you can’t please everyone and even if it’s a nice gesture such as wine, now it’s wine that’s not good enough lol.

Make sure you are buying a good enough deal to where you are still cash flowing after DSCR rates. 

I wasn't even sure how exactly I would purchase the third one yet but if it's a good enough deal I knew I'd figure it out and I did.

Did the same in the bedrooms.The paint was good enough in this unit to just touch up, and my handyman did a great job on the whole thing.

As @Danny Webber alluded to, it is hard to find deals good enough to cash flow, but they come along from time to time.

I do not have the cash, or assets in the bank to fund these expenses, but my credit is good enough to get a loan I believe. 

According to most lenders I have spoken with, I have good enough income and credit to buy a home, but not enough history.

Smart to have reserves, but not absolutely necessary if your deal is good enough. 

I found their cash flow numbers to be a little inflated, but even re-running the numbers using the BP Rental Property Estimator tool, the numbers still looked good enough for us to move forward. 

In my market I I try to look for the sweet spot property that has a high enough cap rate but is in a good enough area.
